You win some, you lose some…tenants

“Stop those barbecue parties on your balconies now, or you will be slapped with a fine. And the same goes for those who have satellite dishes or hang clothes on their balconies”-the opening lines of this Emirates 24/7 article evoked nothing but an old groan from Kipp: not again.

Why? Well because these new rules that will apply to all communities under Trakhees, which includes freehold areas at the Palm Jumeirah, Jumeriah Islands, Jumeirah Lake Towers, International City and Discovery Gardens, well, they aren’t very new. Every now and then, these kinds of rules keep popping out across developments in the UAE.

This time around, though, the Community Conformance Division (CCD) has brought out the big guns. Here is a snippet from a statement released by the body: “to ensure the commitment of residents in adhering to rules and regulations applicable within its jurisdiction, CCD has undertaken a comprehensive community-based awareness campaign among all users of these complexes which includes a range of awareness-raising posters and brochures in five languages: Arabic, English, Hindi, Urdu, and Chinese.”

Now given the atrociously ugly nature of washed clothes wavering hideously in the wind, the move doesn’t surprise Kipp-yet we can’t help but consider the somewhat negative affect these moves can have on the real estate demand. After all, even though these moves are an attempt to reclaim the “overall aesthetics of emirate” and thereby raise the value of real estate-it doesn’t take a genius to know that depriving a tenant of the choice to hang a satellite dish or clothes to dry in his balcony is a sure fired way to lose him.
